Port Harcourt Facility Maintenance Contract

An ongoing planned and reactive maintenance contract covering a mixed-use commercial property, moving the client from break-fix callouts to a scheduled regime.

The challenge

The client had no asset register and no maintenance history, so every failure was a surprise and every repair was priced as an emergency.

What we did about it

We started with a full condition survey and built an asset register from scratch. That let us put the highest-risk items on a planned schedule and gave the client, for the first time, a forecastable annual maintenance budget.

Outcome

Reactive emergency callouts dropped substantially in the first year as planned interventions caught faults earlier.

Scope of works

  • Asset register and condition survey
  • Planned preventative maintenance schedule
  • Reactive callout response
  • Quarterly electrical and plumbing inspections
  • Annual budget forecasting for the client
